Area Description:
Niagara Falls is a city located in the Regional Municipality of Niagara, southeastern Ontario, Canada. The city overlooks the Horseshoe, or Canadian Falls. The crescent-shaped cataract is 177 feet high. Niagara Falls is an enormously popular tourist destination, and it also serves as a major source of electricity for Ontario. The city is connected to the U.S. side of the falls by several bridges, including the Rainbow, Whirlpool, and Queenston-Lewiston bridges. Principal manufactures include processed food, abrasives, chemicals, automotive parts, metal and paper goods, wines and alcoholic beverages. Logistics, i.e. storage and warehousing and information technology/call centres are also important to the city's economy.

Character of Neighbourhood:
This neighbourhood consists of a mix of Tourist Commercial and Camping Establishment Zones between Garner Road and Kalar Road. Between Kalar Road and Beaverdams Road it is primarily Tourist Commercial with two institutional sites. North and south of Lundy’s Lane is a mix of Residential and Residential Development. There are a number of motels on Lundy’s Lane ranging from one to three star accommodations.

City Utilities and Services:
This neighbourhood is serviced with all the normal City utilities and services including paved streets, curbs, street lighting, power, water, sanitary and storm sewer, natural gas and telephone. The Niagara Regional police and Niagara Falls fire departments as well as public transportation also service this area.

Location
To the west of the subject is a commercial campground and small mobile home park. East and north of the subject is a vacant ±3.55 acre tourist commercial development site. The development site has minimal street frontage with the bulk of the land expanding outward to the rear of the property.

Topography
The site is level with the surrounding properties and with the street.

If the owner/lender requires definitive proof of zoning compliance then they are urged to obtain a legal opinion. Zoning By-Law No. 2005-9By-Law No. 2005-94

Tourist Commercial: TC Zoning requires 9.8 ft setbacks when the property abuts a residential, institutional or open space. The land on the east side is vacant and is zoned TC. The land on the west side is zoned CE-207 Site Specific Camping Establishment permitting year round mobile home residency. This is not considered a residential zone and therefore the subject site does require interior lot line setbacks. Potential purchasers can build right up to the lot line.

The long narrow lot configuration reduces the number of development options available. One option available is amalgamation with the adjoining vacant land to the east which has a narrow front in comparison to the overall lot size. Other permitted uses that might be considered: small food store, bake shop, restaurant and personal service shop.
