SELLING REAL ESTATE BY AUCTION

I LIKE TO MOVE IT, MOVE IT
Seriously folks, if you've got a piece of real estate to move, I'd love to move it for you.

Selling your real estate in the traditional way is kind of like dancing a waltz. Great if you've got lots of time and you want to move real slow. But if you've got a need to rock 'n roll, selling by auction is the way you want to go.

Here's just some of the ways that auctions shake up the selling process.

AUCTION METHODTRADITIONAL METHOD
Our marketing campaign is focused on your property alone.Your property is lost in the MLS listings where thousands of properties are advertised all at one time.
We feature your real estate in big newspaper ads, on our web site, on Canada's leading on-line auction site and through mass mailings. An MLS listing is available on request. As with MLS, any print ads focused on your property are small and jammed in with a whole lot of other real estate.
Usually, it takes only about 30 days from the time you contact us to the date of the auction, in order to have your real estate sold. You are then free to get on with your life, retirement or business. A traditional real estate listing can stretch out for years, leaving you in limbo.
We provide potential buyers with pre-set viewing dates and times so your property only has to look good for a few short manageable weeks. Showing inconveniences are minimal. Viewings can happen at any time on any day. You have to keep your property in top condition indefinitely.
You decide what's the best season to sell your property, so it goes on the block when it's looking its best. You could list your property in the right season, but if your real estate takes a long time to sell, you could find your-self in a season that leaves your property looking a little tired.
When you sell your property by auction, we don't set a price on your real estate, so there's no ceiling on what you might receive. When you sell by the traditional method, you are always dealing with price issues. Is the price too high or too low? Should I reduce the price? When? By how much? Was the original price correct? Has the market changed since I listed?
We recomend that the vendor obtains a certified real estate appraisal from a company that does not sell real estate - strictly appraisals of real estate. We base the reserve bid on this appraised value of the property.Little statistical information is gathered and offered through the traditional listing process. You accept a price based on your agent rather than on the market.
When the hammer goes down on a property at auction, the sale is final. No conditional offers are allowed.Conditional offers are common on traditional real estate sales.
At an auction, you get a lot of buyers bidding for your property all at the same time. That creates a lovely bit of furor, often giving your price a nice boost. With a traditional real estate listing, it is rare to receive more than one offer at a time, leaving you wondering if the offer on the table is the best you're going to get. Should you therefore take it even though it might be disappointing?
We offer you a full package of services. We can appraise your property; negotiate and supervise property severances; auction any contents along with your building; get your property cleaned and maintained, inside and out; and provide security. You choose what you need.It is pretty uncommon for a traditional real estate agent to offer any service beyond selling your house.
If you decide that the final bid on your property doesn't satisfy you, we won't leave you high and dry. Nope. Through our close working relationship with Mr.Ron Lawes of R.J.L. Realty, Peterborough, you have recourse to another option. We are able to pass on all your information to this agent, and he will immediately start marketing your property in the traditional way, and will do so for three months. If your real estate agent isn't satisfactory to you, there is no back-up plan other than to find yourself another agent. You then have to start the listing process all over again, from new market evaluations right down to having fresh photos taken. Time consuming and frustrating.

Point for point, it's pretty clear that selling real estate by auction has tremendous advantages over selling real estate in the traditional way. Just not having to show your property seven days a week, 12 hours a day for three months is a huge bonus. Add to that the fact that the sky's the limit on what you get for your property because there's no price set until the final bid comes down, and you have to think it would be foolish to sell your real estate any other way.

Real estate auctions are on the rise. In the year 2000, it was estimated that over $40 billion in real estate was sold by auction in North America. There's a reason for this kind of success. Auctions move real estate!
